No fall, or not enough of it. This is the root cause behind most flat roof leaks, and it's rarely obvious just by looking. A roof that appears flat to the eye but has no genuine slope toward drainage will pool water after every rainfall — and in Tipperary, where prolonged wet spells are the norm rather than the exception, that water sits for days rather than hours, giving it far more time to find every weak seam, lap, and puncture in the covering.

Perished laps and seams. On felt roofs especially, the joints between sheets are where failure starts — bitumen degrades with UV exposure and age, laps lift, and water gets in at the join long before the main sheet itself is compromised.

Failed detailing at upstands and outlets. Where a flat roof meets a wall, parapet, or chimney, or where it drains into a hopper or outlet, is where the covering is most vulnerable — these junctions get more movement, more stress, and more water passing through them than the open flat area.

The garage or extension roof problem. A huge share of Tipperary flat roof call-outs are exactly this: a garage, utility room, or single-storey extension added onto an older main house — where the extension's flat roof was built to a lower standard and shorter lifespan than the main roof it's attached to, and starts failing while the rest of the house is still sound.

We start by finding out if this is a leak worth patching or a roof that's telling you it's done. That means checking the deck underneath for rot or sponginess (a spongy feel underfoot on inspection is a strong sign moisture has already gotten into the timber, not just sitting on the surface), assessing whether a genuine fall exists or whether ponding is structural rather than incidental, and identifying whether the covering's failure is localised — one bad seam, one puncture — or widespread across the whole surface.

A localised failure on a roof with sound falls and decking gets a proper patch or reseal, matched to the existing material. Widespread failure, or a roof with no real fall to begin with, needs a full re-cover — and if we're re-covering anyway, that's the point to actually correct the fall, not repeat the mistake that caused the problem in the first place.

We work in EPDM rubber, GRP fibreglass, and felt, and we'll recommend based on the roof's use and your budget rather than defaulting to whichever we happen to have in the van. EPDM is a single rubber membrane with very few joints, handles Irish weather and UV exposure well, and typically has the longest working life of the three.

GRP fibreglass gives a fully seamless, rigid finish that's tough against foot traffic and impact, at a higher upfront cost. Felt is the most budget-friendly option and can still do a solid job on a lower-traffic structure like a shed or garage roof, but it has the shortest lifespan of the three and needs more maintenance over time.

The tell that matters most: does the fall actually get checked and corrected, or does the new covering just go down over the same slope — or lack of one — that caused the original leak?

Laying a brand-new membrane over an uncorrected fall is putting a fresh coat of paint over a structural problem; it'll leak again, just more slowly.

A proper job also checks the deck condition before covering anything — wet or rotten decking has to be dealt with, not covered over and hoped for — and details every upstand, outlet, and junction properly, since that's where the vast majority of "new roof, still leaking" call-outs actually originate.

Roof size, straightforwardly — more area means more material and labour.

Material choice — felt costs less upfront but has a shorter lifespan; EPDM and GRP cost more initially but last considerably longer, so the cheaper option isn't always the better value over time.

Deck condition — if the timber underneath is sound, it's a straightforward re-cover; if it's wet or rotten, that's additional work we flag and quote before continuing, not folded into the final bill.

Fall correction — if the roof needs proper falls built in where none existed before (often using tapered insulation to create the slope), that adds to a re-cover but is the difference between a repair that lasts and one that's back on the call list within a couple of years.
